室 shì, here it means “bedroom” and “studying room”
厅 tīng, here it means “living room”
卧室 wòshì, bedroom
客厅 kètīng, living room

Common types of flats in China: a flat with 1/2/3/4 bedrooms (including a studying room for big flats) plus 1/2 living rooms, excluding kitchen and toilet.

一室一厅 yī shì - yī tīng, one bedroom and one living-room
两室一厅 liǎng - shì yī tīng, two bedrooms and one living-room

三室一厅 sān shì - yī tīng, three bedrooms and one living-room
三室两厅 sān shì - liǎng tīng, three bedrooms (including a studying-room) and two living-rooms
四室两厅 sì shì - liǎng tīng, four bedrooms (including a studying-room) and two living-rooms
