中国“海外房地产投资”创新高Offshore Property Investment

仲量联行最新数据显示，截至2013年第三季度末，中国海外房地产投资同比上涨25%，2013年迄今为止交易额已突破50亿美元，刷新了2012年全年40亿美元的历史最高纪录。

Chinese offshore property investment rose 25 percent year-on-year at the end of the third quarter, amid Chinese investors' growing appetite for overseas real estate deals, according to Jones Lang LaSalle Inc, a global real estate services and investment management company.

全球房地产投资与服务公司仲量联行指出，随着中国投资者对海外房地产交易兴趣不断增加，截至2013年第三季度末，中国海外房地产投资额同比上涨25%。

Offshore investment（离岸投资）表示境外投资者不在境内设立法人机构而直接在境外控制、处置境内资产的行为,offshore property/real estate investment就是“海外房地产投资”。

数据显示，中国房地产机构投资者海外投资的目的地（investment destination）与以往相比并未明显变化，表现最为活跃的市场为欧洲、美国、澳大利亚和新加坡。不过，中国房地产机构投资者的投资关注点 （purchase preference）不尽相同，比如主权财富基金（sovereign wealth funds）和保险公司（insurance companies）更倾向于黄金地段地产（prime assets）和战略性地产投资组合（strategic property portfolios），个人投资者（individual investors）则主要关注住宅资产（residential properties）以求资本安全（capital security），并获得享受教育、医疗及永久居留权的资格（gain access to education and healthcare and permanent residency）。
